These terms apply to any direct booking or enquiry made with Dwell at Point (House at Point and Cottage at Point), whether through this website, WhatsApp, email or another direct channel. By submitting an enquiry or making a booking directly with us, you accept these terms in full. Bookings made through Airbnb are governed by Airbnb’s own terms and the cancellation policy shown on that listing.
1. Bookings & payment
- A booking is only confirmed once we have issued written confirmation and received the required deposit.
- A non-refundable deposit of 50% of the total accommodation cost is due within 48 hours of booking confirmation to secure your dates.
- The remaining balance is due no later than 30 days before check-in. For bookings made within 30 days of check-in, full payment is due immediately.
- Dates are held provisionally for 48 hours pending deposit; unpaid provisional bookings may be released without notice.
- A refundable security/damage deposit may be requested prior to check-in and will be refunded within 7 days of check-out, less any deductions for damage, excess cleaning, missing items or breach of these terms.
2. Cancellation policy (Strict)
We use a Strict cancellation policy, similar to Airbnb’s Strict policy:
- 14+ days before check-in: 50% of the total booking amount is refunded; the remaining 50% (including the deposit) is retained.
- Less than 14 days before check-in: no refund.
- No-shows and early departures: no refund for unused nights.
- All cancellations must be made in writing (email or WhatsApp) and are effective from the date received.
- We recommend guests arrange their own travel insurance to cover cancellations, delays or interruptions outside our control.
3. Changes to your booking
Date changes are subject to availability and must be requested at least 14 days before the original check-in date. We will do our best to accommodate changes but cannot guarantee alternative dates. A change requested within 14 days of check-in is treated as a cancellation under clause 2.
4. Check-in & check-out
- Check-in: 14:00 · Check-out: 10:00.
- Early check-in or late check-out is subject to availability and must be arranged with us in advance; it is not guaranteed.
- Self check-in instructions and access codes are sent once full payment has been received.
5. Occupancy & guests
- The number of guests may not exceed the maximum stated for the property booked (House at Point: 8 guests · Cottage at Point: 4 guests).
- Only guests named on the booking may stay overnight. Visitors are welcome during the day with prior notice, subject to the property’s occupancy limit.
- House at Point is not toddler/child-safe (pool table, open-plan layout) — parents and guardians are responsible for supervising children at all times.
6. House rules
- No parties, events or functions of any kind.
- No smoking inside either property.
- Pets are welcome by prior arrangement only; guests are responsible for any damage or mess caused by their pets and must clean up after them, including in outdoor/garden areas.
- Please respect quiet hours from 22:00 to 07:00 out of consideration for neighbours.
- Guests are responsible for locking up and securing the property when out, and for the security of their own belongings.
- Please leave the property in a reasonably tidy condition at check-out. Excessive mess may incur an additional cleaning charge.
7. Damage & liability
- Guests are liable for any damage, loss or breakage caused to the property, its contents or the surrounding grounds during their stay, beyond fair wear and tear.
- Dwell at Point, its owners and agents accept no liability for injury, loss or damage to guests or their belongings, except where caused by our proven negligence, to the extent permitted by South African law.
- Guests use pool, garden, braai and hot tub facilities (where applicable) entirely at their own risk.
8. Force majeure
Where a booking cannot be honoured due to circumstances beyond our reasonable control (including but not limited to natural disaster, fire, extended power or water outages, or government restriction), we will offer a choice of alternative dates or a refund of amounts paid for the affected nights. We are not liable for any further compensation in these circumstances.
9. Governing law
These terms are governed by the laws of the Republic of South Africa. Any dispute arising from a booking will be subject to the jurisdiction of the South African courts.
